Traffic Impact Studies

Traffic Impact Studies

Traffic Impact Studies or Assessments (TIS or TIA) are technical assessments that evaluate how proposed developments affect the surrounding transportation network, including road capacity, intersection performance, active transportation facilities, and transit operations. In the Canadian context, these studies are prepared in accordance with provincial guidelines and municipal terms of reference, ensuring consistency with local engineering standards and planning frameworks. Our team analyzes trip generation, distribution, and modal split, identifies operational deficiencies, and recommends mitigation measures such as turning lanes, signal modifications, traffic calming, or multimodal infrastructure improvements.

Traffic Impact Studies are usually prepared, signed, and sealed by a licensed Professional Engineer (P.Eng.). This professional accountability ensures that the methodology, data collection, modelling assumptions, and recommendations meet recognized engineering standards and protect public safety. Our engineers bring extensive experience navigating municipal terms of reference, Transportation Association of Canada (TAC) guidelines, and provincial Ministry of Transportation requirements.

Traffic Impact Studies are routinely required to support a range of land use planning applications, including Zoning By-law Amendments, Site Plan Approvals, Official Plan Amendments, Draft Plan of Subdivision applications, and Minor Variance applications before Committees of Adjustment. Once submitted, the study is reviewed by municipal transportation staff, regional or provincial transportation authorities, and, where applicable, agencies such as the Ministry of Transportation of Ontario (MTO) or Metrolinx. We work collaboratively with reviewing agencies throughout the approval process, responding to comments, refining analyses, and ensuring our studies provide the technical justification needed to advance your development from application to approval.

Our team has in-depth expertise at conducting these assessments. Contact us today to find out how we can help with your project.
